So me and my family are currently trying to do one of three things at the moment currently we're trying to move out of the current location that we're in but we want to do that in a manner to where we kind of fall into a real estate investment so has anybody else here heard of like the sub to process and is it possible to use a sub too to fall into a multi-family property so that you can house hack as well as find a better place to live I guess I used to try to do the whole I am a real estate investor blah blah blah conversation but now I'm just going to talk from the root of my problems in the reality that I'm looking at this so if anyone is out there that could actually help me I'm in the Tacoma Washington area I'm looking for a mentor partner just a friend that's already doing the real estate stuff that can give me pointers and maybe go to lunch from time to time and talk over different strategies

Tenant gave notice & now got a dog - how would you play it?

So you could be playing nice guy, risking yourself a law suit over a pet, hoping the unit is not destroyed more and end up with a destroyed unit, an issue with a law suit and have to evict anyway. When I have been in this situation where a tenant was not keeping their word and honoring the terms of the lease I treat it like a root canal.

They left the stump and sprawling roots, and sent me a Violation Notice informing me that I needed to remove the stump and roots, and either replace it with a new tree or with sod.

How I Made 12 Deadly Mistakes & Still Broke Even on my First Deal
13 February 2022 | 146 replies
I had to scramble and made a bunch of calls before a 24 hour plumber picked up and he said he would be there in an hour. The house was built in 1962, so the original sewage line was probably a clay line and it’s life cycle was coming to an end, as it took the plumber 2 hours just to clean out all the roots that were causing the backup.I didn’t get home until 2AM.The condition of the sewage line was so bad, that I had to get it re-piped for ANOTHER $3000.

Do You Understand How Ugly This Is Going to Be?
