@Pete PanicciaLike @Thomas S. said all the numbers are important, but it depends on your market as to how you're going to make out.In my market you'll be hard pressed for cashflow for the first few years, though long term appreciation and rent increases make many deals still work overall.

I’ve been pressing into more seller finance opportunities when I’ve got a seller who has a problem that is hard to solve any other way.

Coupled with the knowledge that your crew was pressed for time yesterday I’m getting the sense they just didn’t do a very thorough job.

As they are the same company I would be hard pressed to believe there is any problem. 

@Carolyn Fuller  fully furnished and 9 months for students or visitors here, you are hard pressed to get a year round rental because it is a beach town. 

Based on capital markets today, effectively all class B properties are in negative leverage (fixed and floating debt priced around 4% and cap rates in the high 2s), many value add sponsors are 3-5 yr holds, but if your goal is to hold long term (10-15-20 yrs) and reap the cashflow, you will be hard pressed to find this.Personally, I am a flipper part time, and passive investor with profits.  

Pressing buttons without understanding of what they actually do can be dangerous.
