OK, I've searched the forum for reviews on the above, and have determined hat it seems to be a successor product to Realeflow "Open Road".Has anyone used it and can you comment on its usability?

Understand that buying a note is putting yourself in the shoes of a lender, not a property buyer. even after foreclosure you are still wearing a lender's hat untilthe property si sold the first time around and you may be limited to collections of actual amounts due as "profits" may be due the borrower.

There’s also other options hat you can look at like Corporate rentals that allow you to rent for a higher price point than LTR but still for less periods of time than an annual lease.

I take my hat off to @Will Barnard rehabbing Augoura Hills high end house, need to know your market and rehabbing and control costs.If you live in a cheap market like Pittsburgh PA or Cleveland OH, you can do more creative seller financing, like lease option assignments and sub2 and land contracts for aquisitions, avoiding banks completely.

Take my numbers with a grain of salt and don't focus too much on how realistic or accurate they may be for your market, the underlying principle is the same, and it's partly why so many people lost their hats getting overextended in 2007-2009!
