Usually when I see passive investors jump into deals like that it is with smaller amounts of money to curb risk versus their overall net worth and liquid cash positions ( They might invest 10k or 20k versus 100k or 300k and see what happens).

post a pic of the bathroomon a different note, i have no idea about the rent - if it's too high or just right.also, i never post on CL anymore. the quality of tenants on the MLS is 10x better than CL. in fact, no comparison. i'd rather eat a month's rent than deal with this crap.nice house, nice curb apeal, nice garage. check our my pics, they are identical to your house. mine rent within a week or two (for the most part) after updating them

This is going to be my first SFR in the REI game and I understand curb appeal plays a big part.I know painting the house would have the biggest effect however its not really budget friendly.

The area I will be moving to (Florida) has a few colleges so it may be possible to rent to a fellow 20 soemthing for $400-600/month while splitting electric.Some houses that were under $135,000 caught my eye and given FHA loans, the total monthly payment on a 30 year loan is completely within my reach (even without a rented room).Pros:Cheaper overall cost vs duplex (mortgage + taxes +pmi ) = not reliant on tenants (not desperate)Much nicer curb appeal than local duplexes = higher appreciation?

For the exterior portion of the front door, I think you should go with a color or wood stain.In addition to that, the curb appeal looks very plain from the photo and does not look Victorian at all to me.
