I ran my comps for the numbers and the closest property sold for 115k in November of 2016; with the same amount of bdrms and bath sitting on 0 8 acres but slightly bigger with 784 sqft.

A basic farm to table lunch for 2 was 60 plus dollars and steak dinner for 2 about 250 bucks.I can get the same thing at home for 20 bucks for lunch and dinner for about 50 to 60 bucks for steaks.

@Mike ReynoldsThe closest I ever came to winning like that with the Borg (Big Orange Retail Giant) was the Home Depot Seeds program, where they sent me stuff every month and I wrote reviews for it under the reviewer name "BuyerBeware22" and I got to keep the stuff.

The closest I have to 16 years is 21 years on one side and 11 years on the other   My 22 year is worth 7.5x purchase price,  my purchase from 11 years ago is 3.6x the purchase price.

Example a Chick Fil A you could sell for maybe a 4.5 cap rate but  a Steak N Shake should be in the 6's for cap rate and they pay less rent even though building size is close to the the same.
