I have never done it, but, I am optimistic that in my state and the cities I am looking to invest, that I will be able to self manage at least 5 properties, or 10-15 doors successfully, whichever comes first.

Since the paradox assumes the donkey will always go to whichever is closer, it will die of both hunger and thirst since it cannot make any rational decision to choose one over the other.I have similar thoughts looking for other markets.

Also, flat for ceilings.For several of my high end homes, I have been using Benjamin Moore which has some colors that are a bit better and higher end than DE.For standard homes, whichever paint is a good price works, I would typically use lowes or HD paint and color match from DE.

As someone who knows Louisiana, I would advise against buying anything in this market in the 20k range, except in some rare circumstance.With your 20k, I think a good strategy would be to plan to use half as a DP on a duplex or 4-plex, whichever your market will allow, to go for the well-known house hacking strategy.
