Hopefully friends or family who buy or sell would want to use you especially if they are a bit seasoned and don't particularly rely on agents for their judgement of comps, inspections, legal considerations etc.

All liens/judgements were >10yrs old & never filed any recent action so we got the property/title free & clear of any encumbrances.

If the home is in an LLC, they could force the sale of the home in order to satisfy the judgement if they win the case.  

Staying an extra week or even month in an RV Park to end up with an eviction and a judgement on their record doesn’t seem like a good trade.
