I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

(This does not include FHA loans which the often times look at with a fine-tooth comb.)

But, those sorts of things are really splitting hairs.

I combed around on bigger pockets but haven't found many threads about having a property manager as an employee. 

Similary, if price point was $250k its about $700/mo (before taxes unless somehow you had lots more depreciation....).So save your time and build your equity/wealth.I think the issue is people ask the"gray hairs" what ar they doing. 

And as for where I am putting my wealth, I am buying companies, assets, and keeping some dry powder to buy out fools who got in over there heads and have poor to no liquidity for when people, like yourself, are running around with there hair on fire freaking out in emotional swings and fits. 

I've got a couple friends with labs, their cars are just covered in hair and scratches, but they don't notice or mind.I would certainly disagree on it lessening the quality of the tenant.

About twice a year I feel someone or something (hair on the back of my neck) behind me on our positions.  

Yeah Joaquin she's got nothing else to do all day but research some hair brain Idea presented to her by a bunch of people she has never meet.

My cat Dexter is an 1 1/2 year old, outdoor, American short-hair and loves to bring in live birds into my house because he knows how to open the door.I look forward to networking and masterminding with everyone and hopefully meet at one of the future BP Cons or other events.
