And you might want to consider putting small fridges in the rooms, to avoid fights over people stealing food and allow locks on their doors.Just anything you can think of that's a pain for roommate life, try to avoid.And I suggest only advertising to groups you'd want to rent to - such as the engineering department bulletin board.

Tell her the rent will be raised to $750 in....pick a month in the future far enough away that she has plenty of time to figure things out, if she wants to leave, and, maybe you could also give her a choice of some upgrade to the unit - new fridge, new stove, new carpets, etc.
