On the repair side, I don't offer fridges with water dispensers and I have vinyl under pretty much every sink amd dishwasher that runs up the back wall a bit to prevent not detecting slow leaks that turn into huge repair bills.My people know all non-emergency repairs are taken care of on Tuesdays or Thursdays (depending on which complex) if we can't address it by text.

This includes changing smoke detector batteries, air filters, lightbulbs, raking leaves, mowing the lawn, changing the fridge water filter, etc.

For my C-class I'm more likely to state in my lease: "a fridge and stove are provided however upkeep and repairs are the responsibility of the tenant." 

You might let them know that you are planning on making some capital investments in the property ("You get a fridge, and YOU get a fridge, everybody gets a fridge"), and that those improvements and your great service will continue indefinitely, but those types of improvements cost money.

-if sharing food in the fridge/kitchen is a problem, put a mini fridge in their room and tell the to keep their stuff in there.

I would put a mini fridge in the bedroom.
