The new move in had agreed to self-quarantine, we had masks, gloves, wipes, and would also be given a private mini-fridge.

Today a garage door opener, tomorrow a new fridge..... this was my experience. 

Even things like paper towels they used for cleaning, an empty trash can, etc.Did not empty and wipe out all cupboards and cabinetsDid not clean appliances - this means taking shelves out of your fridge and washing them, scrubbing the stove top clean, cleaning the oven, cleaning inside the microwave, etc.

You can buy a fridge that will last 25 years, but if it was avocado green....The rest just depends on your area and the tenant base. 

We don't supply fridges, window ac, or washer/dryer.

Hubby suggested putting the fridge where the door is now, but then I'd want to put the sink somewhere else. 

If it truly needed an upgrade to be a functional kitchen I would do the minimum while they were there and move the fridge to the garage so they could keep their food. 

Put another way, a $1,000 fridge is 2 months rent for the $500/mo rent and only 20% of one month's rent for the high end place.  

I don't know the cost of your fridge, but my CPA would simply expense it.The funny story is a rehabbed a house, bought appliances in a refrigerator, hot water tank and depreciated the entire rehab over 27.5 years.
