Ginny;I make an Itemized record of all repairs and cost's, this includes everything, light bulbs,blinds, paint, cleaning behind stove and fridge what ever the costs to make the property ready to rent again.

So we rewarded them with two upgrades they wished for- a ceiling fan in their bedroom, and we hooked up the ice maker in their fridge.

The small stove is about the same size as a wine fridge.

It needed flooring in 2 rooms, some slight drywall repair, a window removed and replaced with a solid wall, and a fridge, painted and cleaned to get rid of the smoke smell, and some light fixtures. 

(e.g. nice fridge, but no water/ice dispenser) Try to get the same equipment (not necessarily brand) for all of your rentals, helps on costs with replacements, parts and maintenance info.  

Before I came back, she already had the nasty fridge out to the corner and a new fridge in its place.

For the triplex, we have a slip of paper on the fridge where I record when each of our triplex tenants pays rent.

There is no mold on the walls, ceilings, bathroom, carpeting, tile floor, behind fridge, stove, under sinks.
