Once I've obtain a good amount of cushion, i then from there want to continue to find deals, and flip (rehab) the ones that are worthy of keeping for myself.

Hey all,Would love to hear your take on this one.In my current situation, I have the money for a down payment and I can get financing and buy another property(this one will be number 3).Now, if I buy another property, I will have almost nothing in reserves, meaning that in a time of a horrible situation or whatever, I will not have a cushion to rely on.

Over time and as you scale to more properties, you get closer to the averages but single properties will have significant variability.It's so much easier for me to buy value adds and force appreciation and have large cushions against precision in underwriting a deal.

But more than just socking away 10% each month (or starting out with a cushion already in place so your cash flow stays as high as possible) you need to be very clear about what was done during rehab, what big ticket items are new or nearly new, which are older, what the expected life is on those items, etc.

Yeah, your initial focus may be to wholesale, but sometimes you can get some slow periods in wholesaling, so being able to take on clients and get the commissions from sales will help cushion those slow periods.
