Additionally, having multiple exist strategies can help curb your flipping enthusiasm so to speak. 

Curb appeal is part of my rental goal.

I had the curb blue-tipped at my house in LA.

If you get into flipping, the interior sells the house along with the curb appeal. 

They take everything out to the curb in the morning when forceful entry is made.

In Memphis you are buying income (20% yields) not curb appeal.

I did real well in Atlanta in 2011 then the hedges came in and kicked to the curb we were.. but i think we scored 54 homes that year.. and all great deals.. but as you know 2011 is not here today.. that was a time and place that will probably not be re created.. i mean i bought some brand new homes that never got lived in for less than 50kI was buying duplex's in fort Meyers at auction for 25 to 30k.. it was insane.. and could i raise 100 million..

Having said that I suggest:1) Red door - its the perfect curb appeal statement feature that any homeowner understand is a quick fix if they don't like it2) Shutters - Without the shutters the facade seems to lack depth/looks odd Keep them blue, black, grayish (Neutral) 3) Siding should match the brick4) The trim is your call (Personally I would paint it the same as the shutters - Gray/Neutral)

They are planning to do some landscape type work to create more "curb appeal".

I would also look into landscaping - well kept lawn, clean walkaways,etc; will improve the curb appeal of your property.
