A last and very important part; I hear investors all the time talk about how hard it is to find good deals in TCM market, even asking "is there any 1% rule properties left" and I just laugh because in the Central MN market the #'s can be epic compared to TCM market and others.

Those are all computer algorithms that can't take specific details into consideration like paint color, flooring, countertops, room layout, quality of neighbors, and many other factors.Use their numbers as a beginning analysis but then actually look at comparable rentals on the market and compare them to yours.

Aloha,With all due respect, on a scale of 1 to 10, with 10 being the absolute worst, I would rate yours a 2 at best, compared to turnovers I have had over the years (even without unattended death involved), and new purchases by existing Clients.
