If ever I saw that clause as a seller, the offer would get trashed as it spells out just exactly how weak the offer is.

You don't have to be good at everything, but you have to be self aware to know where your strengths and weaknesses are.

Seems like these people are very hard to please and felt some weakness on your end for helping them out right away.You did the right thing and took action right away.

You could make a case that rental vacancy is cyclical, but even that claim is weak from a historical data perspective.
