Worn flapper or fill valve in toilet, replacing a faucet cartridge, replacing CH/A filters, change fluorescent ballast, adjust screen doors and windows, flush hot water tank, replace faulty breakers, replace a circulation fan in a refridgerator, replace agitator dogs in a washer, change heating element or ignitor in an electric or gas clothes dryer, lubricating a ceiling fan, replace a p trap under any sink, replace any wind blown shingles, change any thermocouple in a gas appliance, do simple 110v flux core welding, do pvc/copper/pex/galv. plumbing, etc.If you don't know how to do those things yourself, someone else is going to make money off of you.  

Same with clothes washer ,, people move them all the time,, winter needs to be drained and antifreeze RV fluid ran thru so pump won't freeze up.. or your washer will be ruined.Price unit with,, and without if someone has there own. but moving in and out will be a service fee.. 

It drives me up the wall when so many people complain where they are in life and how so many other people have it so well, while in the meantime they aren't saving or investing, however they always seem to have a new vehicle, clothes, and are always posting pics on Facebook of what event they attended that weekend!

The vast majority of potential tenants are all going to be retail (think antique store or clothes) or low-key office space....all very similar needs with minor TI costs. 

Picking up a 2nd job, not going out with friends as much and avoid making frequent 'empty' purchases (ie: expensive shoes and clothes) are examples of sacrifices you can make in order to reach your financial goals quicker.#4)  Start working towards your goal(s) as soon as possible.

Advertise the house as a Bikram Yoga studio and start raking in the big bucks.If anyone has a quality A/C guy that you trust - please pass along their information : )

That means you don't go out partying often, make your own food and coffee, buy used clothes, bike or walk to work instead of buying a car, create some side hustles to earn money instead of playing video games on your $2,000 machine, read books instead of watching TV, etc.There are 128 hours in the week.

Now our kids thats another story but none of them have large ones and they are hidden with basic clothing.
