The silver lining for you is that this happened before you got off the W2.

The smallest of silver linings is that if you happen to be in that situation, the landlord is not obligated to refund any overage collected here in 2019.

I have a 4/2 SFR in Eagle Rock renting for $3200 last year... jumped to $4200 this year around summertime because my old tenants left ( i had 5 good solid applicants within 5 days it was listed).

Silver lining was a stupid low mortgage, amazing cashflow and still decent COC return for a "failed BRRRR".Moving forward not much you can do but be very realistic going into anything new, and have A LOT of comps at your disposal.
