Curious, how do your clients find the area in the wintertime? 

So the problem I’m running into is that due to it being winter time the bills are really stacking up.

Since it was almost winter time, there were few people who offered.

For me it is harder n winter time to have enough time after work to do the real estate stuff.

If you think about it, there's only a couple good restaurants in town and the best one, the Bistro at Everett, no longer allows non-guest reservations and you hit the nail on the head for the winter time, there isn't much to do except sit at the cabin. 

And of course our 401k/PLOC loan friend is also there too to be tapped.But in this market, you need to have your timing correct, especially if you are on winter time zone. 

Depending on the area it fluctuates and the winter time is always a little slow

Don't forget to winterize any property you purchase in the Winter time if it's vacant as well.

The one downside is this is a harder time of year to find comps, since fewer homes and apartments get listed for rent in the winter time (most families, students, etc. tend to move in the summer).I would recommend posting this question in the Maryland Investors Network on Facebook and trying to find an 'investor friendly' realtor who knows this area well to help pull some comps and give further advice.
