@Christos Kappatos nope they can stay (or leave if they want).The reason that ~all kids are mostly cool with it is because they had to tour houses while pre-leasing too.It's a necessary part of this business.

While cool - seems like overkill of costs.

That was pretty cool. 

There's nothing like getting your feet wet and just diving into it and learning along the way, as long as you don't lose an arm and a leg in the process ;) you will grow so much with this experience and learn to do more due diligence in the future.

With rents cooling off, some landlords are becoming more desperate to fill vacancies and may be more inclined to approve tenants who don’t quite meet all the usual criteria.

Thinking of trying to LTR it until I have my feet wet, then begin STR during some future turnover.
