These promoters of "buy now, buy always" think that the market will always go back to a high water mark.  

These funds are used as necessary and then replenished from the cash flows from the property back to its original watermark. 

While you can buy your first few deals from FCI, Watermark and a few others, their pricing isn't the greatest because everyone if trying to buy from them.  

I watermark all ads and have scam sheets in all units and on the front door of the property.

I once had to sand an area about 1x2ft to remove a water mark. ( I'll never use water based floor finish again ) Anyway, I just restained it, painted in the grout lines and varnished it.

At first I though it might be mold but I don’t see water marks anywhere .

Now I watermark the main front exterior picture.The scammers will have a story as to why the person can't see it, why someone else's sign is in the yard, ect., and since the rent they are offering is so low, people jump on it for fear they will be to late.
