The student housing market around U of A is a micro market and is fascinating to watch.

If you're trying to replace your work income I would recommend starting in a strong cash flow market like Cleveland, but if you're ok working for a while then you can buy and watch your property appreciate in Columbus. 

I watch the guy since he started the chanel, but I don't know if trading is good with him.Yeah Kevin is pretty darn consistent and really good with his analysis.

So now instead of feeding the hungry stock market you can feed the hungry rental.I have watched people keep big debt on their home and then have the stock market crash.

I have read many forums and watched webinars.

I've watched some videos from BP but i'd like some recommended reading to educate myself in preparation and so i can start going to open houses and actually having an idea of what i'm looking at.3. i'm thinking about changing careers to either electrician or plumbing to get skills that may help me manage my properties or do house flips and value adds to my properties.

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas. 

One thing to watch out for is that Atlanta has significant short-term rental restrictions in place, and while Buckhead is trying to secede from the city of Atlanta's governance, it has not been successful in doing so.
