I want to remain local in NJ or at most drive down 1hr to PA (self-manage or, last resort, hire a PM)However, I must also consider maintaining reserves, a safety net for my primary home, and an emergency fund.It's just hard for a new investor now :(

Hey @Aaron Bard, I met a bunch of them at the BP conference last year, they are legit.

(I ended up getting my real estate license last year as a side hustle too) because I was dead set on flipping/building homes.

Then bought my own deal the following year 37.7k sq ft warehouse on 4 acres in Plano.Been buying industrial for last 6 years.I think your plan is right, I'm a big proponent of joint venturing on commercial deals.

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

We track the stats every year and last year there was $28 Billion in seller financed paper recorded across the U.S.

Contact the utility provider and get a historical average based on the last year of use.
