They will base their DSCR calculation on the market rent 1007.

It's a 3 restaurant package in West Virginia (where we already have a base) and includes 1 piece of real estate.

Also if this property is on septic that also can throw a wrench into the ability to call a space "a bedroom" as septic systems are sized and permitted based on the bedrooms.

Since I'm based in Tampa, I don't look outside and compare markets. 

How do I navigate taxes on this property between the two states, I only plan to have a rental property in Oregon right now, but I will be living in California.I'm also based in California. 

Some of the other lenders mentioned in this thread are more so private lenders / hard money lenders and while they may underwrite based on DSCR, I don't think it is the DSCR loan you are looking for.

Industrial is supposed to be a bit harder to enter initially for folks who don't have capital, but the tenant base is responsible for their units (not you). 

I'm based in WI and there are several people from NY investing here, some successful and some not---the common thread I see from the ones that are not is that they relied on someone else for information instead of investigating, VERIFYING and doing their own due diligence.
