There will be variations of the terms above based on program and lender however these are the terms set by the Non-QM DSCR 1-4 unit that my company uses.Both of the above options will loan to a LLC with a personal guaranty.Best of Luck!

There is some variation between lenders as to how they calculate the DSCR, so I'd recommend speaking to one of these lenders directly (we do this kind of loan) to get a quote.

I know that there are major regional variations in costs (especially land), and building materials (and labor) are much more expensive than they've historically been, but I'm starting to think that a new build might come out more favorable than an existing structure even so, given that the prices on existing places is so high.I'd like to build a standard class-B property with 4 large-ish units (1200sf) within commuting distance to downtown Phoenix.

Just wait till you refinance out of a WHEDA loan and do another one or some variation of an FHA low money down like 3/3.5%, but you have to live in it for a year, etc.
