You are right - the front of that house is horrible - but the big problem is that the mini-roof breaks the facade, and the facade blends with the mini roof.

Since I'm technically borrowing 100% of the purchase price by taking the down payment from the HELOC (rather than the 75% loan against the subject property) I guess I could indicate 0% downpayment and create some sort of blended rate that represents the new 1st mortgage against the rental property and HELOC payment.

The bulk of my time and energy drain on this one was finding hardwood to best match 60yr old soft fir 'hardwood' flooring, figuring out how to blend old asbestos tile siding patches with something modern and the main drain and in-wall dryer venting.

I vaguely remember that I thought there was central air in this one because I had glanced at the thermostat and it had a "cool" option (yeah, they all start to blend together) and that I mentioned this on a couple of the tours.I must have mentioned it when the people who became my tenants took the place, because I just got a text saying the central air isn't working.

It serves two purposes, it allows for a water proof cover for the joint & gives you a better caulked finish for the shower door frame.I also always add a 2x4 behind the joint to ensure a good solid screw anchor for the shower door framing.Tough to see but it blends in nicely & the PVC wraps around the corner on this one.
