Morgan,When you are getting the Homeowners quotes, have them also quote a Personal Umbrella policy to give added Liability coverage since you will have a renter in the house.

Many people skip the whole LLC and just get an umbrella liability policy for themselves to protect their assets which is what the LLC is basically there to do.

. - LLCs provide minimal legal protection in case of an incident. work with an asset protection attorney to come up with a better plan if they are that concerned. also have great insurance and an umbrella policy.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.
