@Joel Owens I would ordinarily agree with the majority of your assessment from what I've seen in past cycles.

Another wrinkle in all of this (not your audible account) is that, depending on your size and potential taxable income, you may be able to expense some ordinarily "capital" projects as a one-time expense, rather than capitalize & depreciate it over many years.

Those are things that would happen "ordinarily" with any tenant living in the rental.I highly recommend you read some books to educate yourself on the basics of security deposits and what can/can't be charged, as well as the deadlines for handling a deposit.

This may be the worst thing to happen in your lifetime (debatable), but not the worst thing to happen to America-  War of Independence from a undeniably more powerful world power in which New York, Philadelphia, and countless other battles were lost for many years before any success- Open Rebellion:   Not thought of much today but George Washington had troops fire on protesters.

Rather than try to investigate what they earn in per diems to see what you can take from that, do what you'd ordinarily do with a property.  

We like areas near Air Force bases; not knowing how to price rentals when we began buying houses, we started out looking at the monthly rent earned by the troops.
