Investing in Section 8 rentals is a solid strategy and I would recommend it.

They make it nearly impossible to leave without incurring penalties, trapping property owners in unfavorable agreements.

The emergency vehicles do not want to get trapped on a dead end street where they may not be able to turn around. 

I have just in the past month added a paragraph stating that the tenant must supply and use mouse traps, cockroach poison, foggers or other pest control products that are readily available in grocery stores and DIY supply stores.

I find the old school "snap traps" are the cheapest and most efficient.

Hello BP Community, I'm getting ready to start investing in Section 8 rental properties in the Detroit MI area and am searching for an attorney to help develop my business structure before purchasing my first few homes this year. 

Ideal spend is $400-$650k.Is Southern California just a death trap for ROI and people get rich here with appreciation only?

@David Friedman there are generally a few brokerages in each market that heavily deal in the restaurant space, it would likely be good to get on their radar, and to @Evan Polaski 's point, having your data/features on hand to "pitch" the site is likely a good call.Other items to note would be just to understand if the current configurations of the retail spaces could be reconfigured for a restaurant, things like grease traps, larger water lines, patio requirements may all be things they are looking for.
