Rented it out for three years before I moved into It.

If you want to know if it is a fair price for your area and this time of the year, simply get two or three more bids.

If it was me, I'd look at it this way:1) Paperwork: I can hire an attorney at an hourly rate to write up a purchase contract, etc. 

By year three, I aim to cover all operating costs and, by year four, to generate positive cash flow.Experienced investors say it’s crucial to persevere through the initial challenges while gradually building credibility through positive reviews, and I believe them.

I did delist the ad and relisted in approximately 4 hours , to my surprise, the days got reset .

I'm not sure on an hours a week time basis.

Now, three years later, my tenant reported cracks in every room—paint cracking and full-line cracks in the bathroom, living room, and bedroom (walls, ceiling).A drywall contractor looked at it and said it’s normal wear and tear, but I’m concerned since it’s in every room.
