Hello,I’ve been looking for rentals somewhere in Huntington Beach or Westminster or Garden Grove area in Orange County California close to my work (Fountain Valley) but they seem to be way over priced for I’d be paying for.So I was looking into buying an older manufactured house around 50-60k (1990-2000) to save the down payment for a condo or townhouse.I’ve talked to a local real estate agent and the lot lease price seems to be around $1000-1200 in average price range.I’m not sure how often the park owners raise the price but I did my calculations with the current rate and it’d be somewhere between $1700-1800 per month.

Just as an example, here's a fourplex just south of Colorado Springs that would work: Fountain Fourplex The one problem is that there aren't a ton of fourplex, triplex, and duplex opportunities in the Colorado Springs area.

I like to invest in my backyard and the inventory is slim because of the high prices right now, I may consider investing in Pueblo or Fountain both of which are growing.

It seems that the near southside markets like Fountain Square and Bates-Hendricks have slowed a little.

My rentals cover Newport, Fountain Valley and Westminster.

I look around Indy, and I see obvious places to invest, but they seem over-saturated with investors already and I wonder how much success I could actually achieve there (fountain square, I'm looking at you).

Next phase is pedestrian friendly businesses and boardwalk around an existing pond with fountain.
