If not, then the path of least resistance is to simply adjust your vision so it fits better into the lot, as-is. :) A zoning change can take up to 6 months, approval isn't guaranteed (despite Aldermanic support), and potentially cost a lot of money (architectural site / floor plans & dimensioned elevations, zoning attorney, holding costs, etc.)

I do all the expenses (simply because that is easier than me communicating with Bookeeper every time I have a charge) and she does inputs on monthly statements, balance tracking, basis, loans (7 loans), and reconciliation.

@Mario Morales, to echo Bradley, I would say this depends on what you are lacking in your own knowledge base.To some (probably many investors) the agent is simply an initial filter for them.  

They simply sleep on issues.

If the partner moves out of state next year they are still a 10% owner, but you simply hire another property manager for that same 8-10%.

It doesn't dot the I's or cross the T's the way most investors would analyze the market. 

You simply wait until you find the right one.
