Hopefully the tenant will be able to reach the landlord soon by one means or another, and hopefully the landlord will address the tenant's concerns swiftly and fairly.

This converted to a non financed cap rate of about 8% at closing, then with some swift expense adjustments brought that up to about 11%.

Never allow tenants to control your business, when they violate their lease you must act swiftly and offer only one resolution. 

I assume the right path to follow is to further build this relationship in hopes that simply I'm not being naïve and learning a hard long lesson.Are there other questions I can ask of which can help me define whether or not I have made quick swift progress???
