I would think that a notice with the addresses and legals of the two properties, including index numbers and such, attaching a certified copy of the name change order to each notice, should be sufficient if recorded against each property. 

You'll have the same potential upside range wherever you do it - 10-40% are probably the outside ranges.

You can pretty easily find a duplex to house hack in a good neighborhood in the $300,000-$400,000 range.
