What recommend to be the best Airdna subscription option for someone like me that is just starting out in STR's?

Would you pay for a subscription model say $1000 a month where you got access to knowledgeable investor agent who had zero stake on if the transaction closed but provided you with local knowledge, strategies, ran comps, looked over deals, even looked over home inspection reports, talked in the phone, basically a consultant (you could possibly tack on services like writing offers or seeing a property in person) my thought is if you buy a property relatively quickly, it’s much cheaper than paying 2.5% even if you end up paying for the service for a few month’s and realize it’s not a good time for you to buy you are only out a few thousand dollars as opposed to hundreds of thousands of dollars, this would basically take the agent’s need to sell you a home out the process, presumably there motivation would be to keep you subscripted for as long as possible but you could easily just cancel and if you were interested in buying later resubscribe than.

As @Greg O'Brien mentioned, I am concerned that those "small" mistakes that might end up being very costly.After I created a separate post requesting CPA-related guidance and mentioning Anderson as an example of what seemed to me excessive costs at the time, I went ahead and signed up for the Business Essentials package with them about two weeks ago; this is basically the Platinum subscription plus everything needed to set up the first LLC.I did this after building trust from the wealth of free content they make available online (the free Tax Tuesday events where they answer questions on the spot is priceless!).

That can be helpful especially if entering a new market.I don't like paying a subscription fee for that underwriting software, but it's negligible if this fee is underwritten into the holding costs of the project.Would be happy to answer any other questions folks may have! 

It hasn't been decided on whether or not my company will pull the trigger with them yet, but from what I gathered pricing will depend on what all you are looking to do as in the plan/subscription you choose.

For example, I am thinking I could just pony up and buy a month's subscription to AirDNA for Washington, search for high revenue/occupancy areas, and then further refine that list by researching each location's STR regulations.

I have access to all kinds of data with all of my paid subscriptions for my Real Estate business that may have some information that you could find useful.
