We do hard money loans but our credit provider has tools where we can stimulate changes to see what score would be.

All ships don't turn at the same time or in the same space.To measure the performance of an administration you need a starting line of where one was when they took command, then measure out to the end of that period of command and follow up in some segments a few years after someone leaves office, such as employment, that can have a very long cycle, especially when it is severe.Rates have been kept down to stimulate economic growth, rates will increase.  

Prices will hold firm or continue to rise until some other factor comes along to dampen demand - fewer jobs, for example.The banksters are attempting to stimulate demand once again by easing lending guidelines.

I suspect there will be a lot of distressed real estate.1. lots of flooded houses with no flood insurance/ owner does not have funds to fix2. tenants have to move out/ land lord does not have enough reserves so start to hemorrhage paying on vacant non rentable houses.3. foundations going all haywire because of flooding and soil movement4. people deciding they no longer want to live in a flood prone area and just abandon ship and move somewhere else.what will be interesting to see is if the Feds create a GOZONE type tax play like they did for Katrina that really stimulated the ecnomy and brought in investors from all over the US.

After all, the reno should yield a more valuable unit with higher rent demand.... so it's kind of a double tactic to stimulate a move-out and value-add.

They are high energy dogs, and they are very smart too-- so they need mental stimulation.  

Instead of relying on the Fed to artificially stimulate demand and hold prices down, the lending market will find it's own equilibrium. 

However, it is a stimulating challenge and profit opportunity for those who enjoy taking on problems.
