2 rooms of carpet were totally ruined and had to be replaced, there was dirt and cobwebs in all of the bedrooms, windows had been left open and rainwater allowed to come in and stain the walls, hundreds of gouges and anchors left in the walls, oven dirty, floor and wall behind stove and refrigerator had a half inch of dust, dirt and food, etc, etc, etc.So, needless to say, I've had to spend a considerable amount of time and money getting the place back into rentable condition.

Filling up the wall in the kitchen then after a hole was punched through filling the bottom floor 6-10 inches (water stains on the wall and visible mold on the baseboards, cabnits) The carpet is now dry so I have no idea how long the water was sitting.

When a tenant stained it, with professional cleaning, the stain would generally blend in and if not, it was easy to cut out a piece and patch back in with some original leftover scraps.

and i don't regret it at all. sure it's nice to have made a great profit on my first transaction but i viewed the situation as:1) i can continue to rent...2) ...or own a property paying the same amount of rent and expenses while gaining experience.in both instances my cash flow (i'm going to include the income from my job) would have stayed relatively the same---granted i pay about 200 more due to taxes and insurance. but 200 extra a month was not as important to me as it might be for some one else who has a tighter budget. but since i made the leap definitely feel more confident navigating the entire process over again and also learned how to do some rehabbing on my own (tiling, staining, flooring, light plumbing..etc...)I also now have realistic timelines as to when certain jobs can be completed----at one time i thought I could gut and fix my kitchen and two bathrooms by myself in under 2 weeks only working weekends.

First i would think about what it will take cost and labor to strip/patch/sand,stain and finish the floors stripper and sanding pads will add up unless its an exotic wood, I personaly would simply lay new hardwood or laminate flooring down you can find all styles sizes colors types of wood and most are prefinished and are extremly easy to instiall, some are glueless and nailess.

my sweet innocent tenent never cleaned a thing in 9 months , she stained the carpet , it took 26 passes with a steam cleaner to get the carpet looking like new , she kicked a hole in the wall , these are just a few things , total 1,500 dollars worth of clean up and damages, she paid 400 for security deposit , do i send her a bill for the difference or do i have to eat the diff, i took pictures before she moved in and of all the damages after she moved out , :shock:
