I could easily see you spending more than you save if you try it with a tiny house. 

Lenders often have strict policies when a property is in a FEMA-designated disaster area to protect their risk, even if the property isn’t directly impacted.

I would more trust a mentor who was part-time, spending maybe 10% of their time mentoring and the other 90% doing deals.

Whether you spend time networking, reading books, watching videos or connecting on bigger pockets or if you spend cash hiring a mentor, maybe partnering up with or doing free intern work for a real estate investor; whichever route you decide to go investing in yourself is one of the best investments you can make. 

And you are wondering if you should spend lets say $125,000 on a house you have never seen ? 

its up to each individual if they think they get value..... and keep in mind for may 8,400 a year is just not a lot of money.. to others its astronomical to even think of spending that much of networking education life coach etc. 

Would you spend that much for a shot at making 200 a month?
