I’d just like this post to spark up a respectful and constructive debate for each side, weighing the pros and cons of each.  

Please share your reasoning for investing in single family homes vs apartment buildings.If you are a multi family buy and hold investor and I had a 10 unit single family performing portfolio in Cumberland County, PA what factors would spark your interest?

People are paying for houses way over their appraised value and bidding wars are sparking up all over the country.  

It needs to be eye catching but sparkes curiosity.

That day the owner just happen to be out and I stopped and sparked up a conversation.

However, I remember seeing an article on rent relief for landlords that would be sparked from paperwork filed by the tenant.

With that being said, what are some some of your favorite icebreakers or questions you would recommend or that could spark your interest as a realestate investor
