The “buyer beware” philosophy is fine for commercial transactions, but taking “advantage” of home owners when they’re most vulnerable and lack market sophistication is something no right thinking person wants.  

Rent I could probably collect $2000 a month.

If it's a verbal tenancy, you have to show a practice of collecting rent that the tenant is no longer abiding by (or perhaps tenant shows up, and honestly states they were obligated to pay rent and haven't done so).When the eviction case is submitted, you give the tenants names, e-mail, phone, address.

If it would concentrate on rent collection only and do it well, it might be okay.

Depreciation and other deductions aside, irr on our sfr have lagged the s&p all without collections, code compliance as well as escalating municipal rental regulations of permits and licenses.

I fired them last year.I just opened my mail to find a notice from a COLLECTION AGENCY stating I owed them money.

That way if they bankrupt the business you still have some personal avenues of collections.

But IRS allows an IRA to be invested in anything except life insurance and collectibles.
