Funny I'm a developer from columbus down here to make higher returns than we can make in columbus. we build multifamily for investors. maybe w can connect while I'm down here and I can give you some info on the ground up we do in columbus. we are looking at midrise condos and multifamily developments with T6 zoning. miami allows incredible density which allows you to make a lot of money and the new construction values are almost 3-4x what we get in columbus urban core.

I have dallas investors who invest here because they can get urban core deals within 1 mile of downtown in adjacent neighborhoods and land is 50k for an infill lot here in columbus compared to idk what it is in dallas

It depends on where you are living, how long you think you will be living here, if 3 years is the minimum but a good chance it’s gonna be longer bite the bullet & buy, if 3 years is the max it’s probably better to just rent, regardless nothing will cash flow, the big benefit is locking in your payment, but the value of that depends on the timeline, as far a where that would really depend on your preference’s in price point, do you want urban or suburban living, how big a space, how nice etc?

I'd love to take the best deal you have from a broker and compare it to new construction it won't even be close. we can build below 65% of after repaired value with land on urban infill lots for multifamily. i'd pass on every market but columbus unless it's urban. columbus is 2x the average home value of any other city in ohio based on MSA averages.
