@Daryl CorreiaWhile 5% down investor loans may be available, the rates will be high as will the monthly payment, resulting in significant monthly losses.Below is a (over simplified) table showing the down payment rate, debt service, taxes (0.55% of the purchase price), and insurance ($700 per year), assuming a monthly rent of $2,200, and a purchase price of $400,000.

The fee structure in PM is so complex just looking at other companies and my own lolIt would be nice simplifying it from a consumer standpoint.We rolled out a monthly flat fee and thus far investors like it.Might completely transition to this model eventually.But all in all PM's have so many different fee structures for the various markets, asset and property types

Mechanically speaking, that whole process is what a title company provides, and it definitely simplifies things (and generally provides better assurance of a good outcome) to use a title company whenever possibly.
