Also, $100K is 33% of $300K. 33% in 5 years is no great shakes, less than 6%/year, the stock market will beat that in most 5 year periods.Also, you still haven't covered vacancies, repairs, maintenance, management or any of the "gotchas" that typically will run up your true cost of ownership.

This may go on for weeks...by the time he finally speaks, everyone thinks he's a flippin' genius.First, he's always dressed nice-- button down shirt, nice jeans or khaki's and a jacket he can take off if he's overdressed.He sits near the middle/back (not the very back) and moves a bit forward with each meeting but never to the front.If someone introduces themself, he shakes their hand, looks them in the eye and answers with first and last name, "John Brown."

Just see if you can rattle them a bit as it might shake the place free.Lesson here: You need to check that the person agreeing the deal is able to sign and bind the seller to a deal.

I still shake my head wondering what goes through people's minds when they do stupid crap like that, knowing they're going to get caught....Long story short, it cost us a couple hundred bucks in window repairs but thankfull no one innocent was hurt.
