I am in Ontario Canada, but looking to explore the Ohio market due to its proximity to Toronto and very attractive cap rates. 

This is unsightly and can attract pests. 

Neutral colors work well, and energy-efficient upgrades not only attract buyers but can also qualify for tax benefits.

December and Jan are the least attractive times of year to move for a variety of reasonsIf you get a good application with Feb move in, take it.

Dachtera was championing here, it is even less attractive in countries were mortgage terms are far shorter than the amortization (i.e. almost anywhere but the U.S.A.).  

The barrier to entry is lower so they seem attractive, and to the person who knows what they are doing, they can be very profitable.

I run a facebook group on MTR"s with 3.5k people and many have had the same experience. it's not to say you can't find success on FF but the demographic of who you're trying to attract might not be on that platform.
