If you self manage short-term rentals it's well within reach. 

And usually you have to be self sourcing them or doing some serious turnover. 

Hello Sean,I would consider looking into Self-Directed IRAs. 

Most people self exclude themselves. 

If you're trying to save money or learn by self managing that is fine... but then you have to deal with this type of thing.

At the point I made that decision, I didn't even know about self-directed IRAs, I just knew in general IRAs had a bit more flexibility.  

You may also put 5% down on a conventional loan with no self-sufficiency requirement. 

It may be sufficient for small positive in class b (probably not - likely still negative cash fliw) and would be cash positive in class A.And 1% ratio is still a near unicorn find in San Diego.  

Then you can avoid the self promotion issue. 

These things should NEVER be considered in an educational program much less a program that has self serving owners with over-hyped experience and credentials.Students have been squeezed out of deals that their coaches are involved with.
