Hi Tom, I would reconsider taking out a full two hundred thousand dollars for a HELOC unless the numbers make sense in terms of possibly making that money back and paying off the loan. 

With a dozen properties you’d be talking about several thousand dollars out of pocket otherwise. 

So, in my area many foreclosures look like they sell to the lender for just a few thousand dollars.

that doesn't mean RE isn't a good investment... but it is the case.what i would NOT recommend is buying a random, "cheap' property in a market thousands of miles away that you don't know well and haven't seen in person, and turning it over to a team you don't know. 

Single owner LLC also doesn’t protect you as you think, and you’re more than likely going to commingle everything and ruin any separation of entity.

But you can usually learn enough to do that with many brokers without paying thousands of dollars.And, many will say they only work with "member dealers"......really?
