I can't tell if you want to buy land from an owner who finances or if you have the funds to buy and then sell the lots with you being the owner who is financing to individual lot purchasers?

we did this a lot pre 07 in that year Oregon WA and then CA made laws that had lots of teeth about dealing with those in foreclosure.. so we just stopped doing it risk was not worth it.I cant see how an individual can do this really..

If he didn't want it or can't afford it, I would have reward him with 60 days time to find another place, then find a new tenant that can pay what it is worth….

Also keep in mind that if the concern is lawsuits, they can still name you individually in a suit and it is just another battle.

You would have to go after the one individual for non-payment and you could only remove the other three by going through the legal process like you would for someone on a verbal agreement, which puts you in a he-said, she-said situation.

Many I have seen have more of a Reward over Risk thought process, get $ quick mindset basically but don't realize the risk, time constantly following up and sleepless nights wondering and waiting all for a small fee.
