Michael be resilient, its a numbers game literally both financially and attempts - you have to stay disciplined, put together a system and stick to your guns, its just money not love  - its a business transaction, just keep with it, something will pop.

I live on the coast, and am looking into climate change resilience measures for my property.

Not all you need is 20%, you need reserves and you to need to invest where you're able to be resilient to the basic issues that come with investing.

Additionally, they will be more resilient / sensitive to different market dynamics.

They have appreciated more than any other investments during the booms years, yet were the most resilient in moments of crisis .They have outperformed general real estate, hedge funds , stocks market by a large margin.

If needed I could use the equity I built up in a property to cover it, still the loss of an amount equal to gross rents for 3 houses for a entire year is an unpleasant thing to consider.This brings up a final thing I think all investors need .... resiliency.
