Actual owners of the land, new owners, title companies, and even RE Agents who represented fake buyers now all left to pick up the pieces with huge legal implications for title and agents, some pretty scary stuff ya I made a post about that subject about 3 months ago on BP.. we got a bulletin from the BRE in CA. ( I am a CA RE BROker. ) so i actually read the monthly bulletins' .

It sounds like the project is getting a lot of pushback from locals but potentially worse than that is that the article says Shared Estates had until 9/1/2024 to raise the money for the development, but now they've altered the agreement to give the fund until end of 2025 to raise the money.A representative of the town is quoted in article as saying that after signing the agreement in January, Shared Estates examined it's finances and asked to have the agreement changed.So potentially the projects I invested in aren't doing well, or they're doing fine but funds from those projects are being diverted elsewhere.

@Warren Barton a PMC should pay the legal owner of the property OR that owner's lega representative.If the properties are in your personal name, to have the PMC pay your LLC, you'd need to name your LLC as your legal representative and provide acceptable documentation to the PMC directing them to pay your LLC.They'd then 1099 your LLC via its EIN.

The listing agreement must include the following:* The agreement's valid date (must be signed within the past 30 days)* Brokerage and agent representing the owner* Signature from both parties entering the agreement* Full property address (including the unit number, if applicable)* Terms stating that you have exclusive permission from the owner to rent/lease the property"The problem is I am not a realtor or broker.

Sellers (represented or FSBO) were not previously required to pay a Buyer's Agent's commission and still are not with the new rules.
