I already read Wendy Patton's book, though it's been a while, so a refresher would be necessary. 

I'd also get a refresher on SCRA and the CHBOR rules in California specifically related to foreclosure.

I also like to recommend Cohen and Dube's "Legal, Tax and Accounting Strategies for the Canadian Real Estate Investor" ... it is a good reference over all, but it is a decade old now and could use a refresh to incorporate regulatory changes.

Say you can fill those units, or bring rents to market without doing anything or refresh and refill those units and up the income.
