@Jonathan Greene I don't mind them generally but when they raise huge amounts for syndications that go south that is another story.

Raising the rent and value add on my higher quality properties will get me more net rental income than continuing to buy.

Requesting to screen tenants again might raise concerns.

Here is my case for over valued in general:- over a decade in f unprecedented price increases- rates have doubled significantly raising the cost of a high LTV purchases, but in most markets there have been no corresponding price decrease

There are less renters now so OP might need to compromise on the lease cost, so imo I would rent it at an attractive price now, and in 6 months raise the rent to market.

I used OPM to pay down my mortgage...plain and simple.BTW that w2 income was never more than 40k, while raising two growing boys and having a stay at home wife/mom helping on that end.

Generally we raise capital from investors who want a fixed income and have enough meat on the bone to keep all the equity in the deals and push the valuation and also obtain commercial financing where we can get 75-80% LTV financing and still maintain a DSCR of 1.2+2.)
