I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.

Not sure.If not, then I don't believe bitcoin or crypto moves outside of some niche 'damn them all' anarchic kind of bent.Lightning network is a technology that is designed to solve the fees problem, but it's probably still a ways away from being used.

While I haven’t chosen a specific niche yet, I’m leaning toward purchasing a multi-unit apartment where my 20-year-old son could live and help manage while we rent out the other units—essentially a form of house-hacking.So far, I’ve connected with a few real estate agents and gained MLS access, which has been a great starting point.

The company that did the repair is their "preferred" vendor for these things which in itself is not sketchy, but I don't think there is a way for me to know if it is a friends company or something.

Hey @Brad Roche - We do a significant amount of renovation loans (both Fannie May & FHA) here in Chicago and prefer the Homestyle loan only because it's less stringent on the borrow about what they have to repair, and they provide the general contractor a material draw at closing which helps the project start on the right foot.I thought the minimum down payment was 5%.
