I believe that any losses you have in the stock market could offset rental income.On the other hand, the better solution is to not have any net rental income. 

Yes, most CRE asset classes are down but that doesn't make me want to run to the stock market or active real estate. 

Those who makes predictions are wrong most of the time so I'm not going to get in that business.

Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict. 

The same can be done with C corporations through distribution of different classes of stock, but this is much more complicated.  

You can't sell a portion of a property like you can sell portions of stocks, bonds, mutual funds, etc.
